BMS Commissioning म्हणजे काय?

नवीन कार. Showroom. Delivery चा दिवस.
delivery engineer फक्त keys देत नाही. ते हे करतात:
engine Start करा — ते चालते का?
सर्व windows Test करा — ते वर-खाली होतात का?
सर्व lights Check करा — headlights, indicators, reverse
brakes Test करा — front आणि rear
AC Test करा — ते cool करते का?
सर्व instruments Check करा — speedometer, fuel gauge, warnings
owner ला सर्व features दाखवा
owner checklist वर sign करतो
Keys दिली जातातजर कोणतीही step वगळली गेली आणि handover नंतर window काम करेनासे झाले — तर तो dispute बनतो. checklist सर्वांचे संरक्षण करते.
BMS commissioning हीच delivery process आहे — एका संपूर्ण building च्या brain साठी.
building handover करण्यापूर्वी — प्रत्येक sensor, प्रत्येक controller, प्रत्येक output, प्रत्येक control sequence design केल्याप्रमाणेच काम करत असल्याची खात्री करणे आवश्यक आहे.
BMS Commissioning चे पाच Stages:
Stage 1 — Loop Checking (Point Verification)
प्रत्येक wire end to end verify केले जाते. panel वर engineer + field device जवळ technician. प्रत्येक AI, AO, DI, DO IO list नुसार test केले जाते. एक-एक करून. No shortcuts.
का? loop check मध्ये सापडलेली wiring mistake दुरुस्त करायला = 5 minutes लागतात. building occupied झाल्यावर तीच mistake सापडली = दुरुस्त करायला 5 days लागतात.
Stage 2 — Controller Network
प्रत्येक controller BACnet network वर visible असतो. Supervisor सर्व points live पाहतो. Modbus devices respond करत असतात. No duplicate addresses. Communication stable असते.
Stage 3 — Sequence Testing
प्रत्येक system त्याच्या complete operating sequence मधून test केले जाते. Normal start, normal run, normal stop, fault conditions, fire mode. प्रत्येक result record केले जाते.
Stage 4 — Integrated Testing
सर्व systems एकत्र काम करतात. Fire drill simulation — सर्व AHUs stop होतात, smoke extract start होते. Power failure — BMS UPS वर continue होते, DG start होते, critical systems restore होतात. Night mode — energy consumption अपेक्षित level पर्यंत खाली येते.
Stage 5 — Handover and Training
As-built IO list, commissioning report, operator manual, network drawing, controller backup files. facility manager आणि maintenance team साठी Training. Signed commissioning certificate.
