BMS Commissioning என்றால் என்ன?

புதிய car. Showroom. Delivery நாள்.

Delivery engineer சாவிகளை வெறுமனே ஒப்படைப்பதில்லை. அவர்கள்:

Engine-ஐ start செய்க — அது ஓடுகிறதா?
அனைத்து windows-களையும் test செய்க — அனைத்தும் மேலும் கீழும் செல்கிறதா?
அனைத்து lights-களையும் சரிபார்க்கவும் — headlights, indicators, reverse
Brakes-ஐ test செய்க — front மற்றும் rear
AC-ஐ test செய்க — அது குளிர்விக்கிறதா?
அனைத்து instruments-களையும் சரிபார்க்கவும் — speedometer, fuel gauge, warnings
Owner-க்கு அனைத்து features-களையும் demonstrate செய்க
Owner checklist-ல் கையெழுத்திடுகிறார்

ஏதேனும் ஒரு step தவிர்க்கப்பட்டு, handover-க்கு பிறகு ஒரு window வேலை செய்யவில்லை என்றால் — அது ஒரு dispute ஆகிறது. Checklist அனைவரையும் பாதுகாக்கிறது.

BMS commissioning என்பது இந்த delivery process தான் — ஒரு முழு building-ன் brain-க்கு.

Building handover செய்யப்படுவதற்கு முன் — ஒவ்வொரு sensor, ஒவ்வொரு controller, ஒவ்வொரு output, ஒவ்வொரு control sequence-ம் design செய்தபடி சரியாக வேலை செய்கிறதா என்று verify செய்யப்பட வேண்டும்.

BMS Commissioning-ன் ஐந்து Stages:

Stage 1 — Loop Checking (Point Verification)
ஒவ்வொரு wire-ம் end to end verify செய்யப்படுகிறது. Panel-ல் engineer + field device-ல் technician. ஒவ்வொரு AI, AO, DI, DO-வும் IO list-க்கு எதிராக test செய்யப்படுகிறது. ஒவ்வொன்றாக. Shortcuts இல்லை.

ஏன்? Loop check-ல் கண்டறியப்பட்ட ஒரு wiring mistake = 5 நிமிடங்களில் சரிசெய்யலாம். Building ஆக்கிரமிக்கப்பட்ட பிறகு அதே mistake கண்டறியப்பட்டால் = 5 நாட்கள் சரிசெய்ய ஆகும்.

Stage 2 — Controller Network
ஒவ்வொரு controller-ம் BACnet network-ல் தெரிகிறது. Supervisor அனைத்து points-களையும் live-ஆக பார்க்கிறார். Modbus devices respond செய்கின்றன. Duplicate addresses இல்லை. Communication stable.

Stage 3 — Sequence Testing
ஒவ்வொரு system-ம் அதன் complete operating sequence வழியாக test செய்யப்படுகிறது. Normal start, normal run, normal stop, fault conditions, fire mode. ஒவ்வொரு result-ம் record செய்யப்படுகிறது.

Stage 4 — Integrated Testing
அனைத்து systems-ம் ஒன்றாக வேலை செய்கின்றன. Fire drill simulation — அனைத்து AHUs-ம் stop ஆகின்றன, smoke extract start ஆகிறது. Power failure — BMS UPS-ல் தொடர்கிறது, DG start ஆகிறது, critical systems restore ஆகின்றன. Night mode — energy consumption எதிர்பார்க்கப்படும் level-க்கு குறைகிறது.

Stage 5 — Handover மற்றும் Training
As-built IO list, commissioning report, operator manual, network drawing, controller backup files. Facility manager மற்றும் maintenance team-க்கு Training. Signed commissioning certificate.
